Hi I use chip quik (ebay item number 221524424094)to remove old chip and a good regulated temp solder station with a small pointed tip ,that way you don't over heat the board with hot air you can remove surrounding items without wanting to,use lot of no clean flux taking off and replacing the chip,clean off the old solder with flux and wick and Q tip, make sure to line up chip and board marker , line up chip pins then tack on one corner, check all pin are in line then tack opposite corner check pins are all still in line more flux and solder the rest of the pins,I also have a digital microscope so I can check my work that helps as I can run it over the board to make sure all is looking good .
