Ic chip removal question

Hi folks.

I'm wondering if somebody can guide to me on this problem.

I have a ic chip become bad on buffer board
I try to replace but not sure if my way is right.

Suggestions?

I have a soldering machine with heat gun with regulate temp.

What temp if I use the heat gun?

I would watch some youtube videos and then find some old boards to practice on. I have ruined a few good boards trying to desolder chips.
