If you have the schematic, try tracing continuity with a multimeter to identify the common pin first. Once you find the common, the 12 positions should map out logically for the A/B/A+B selector....
If your fan uses the CS5752A IC, it means it’s designed for DC brushless motors. In that case, you’ll need a receiver specifically made for BLDC ceiling fans, not the standard AC type.
